Will The Real Renovators Please Stand Up!

24th Aug 2011

National Nine News contacted our office last week wanting to do a story on the increased popularity of renovating. The story that aired investigated what value individual renovated rooms can add to your home. Ken (our builder) explained to the reporter that renovating room by room is the least economical way to renovate and will in most cases yield the smallest return on your investment. She was not interested in discussing the best way to add value to your home and instead went ahead with her planned story.

But the truth needs to told! Renovating room by room can be the worst option when it comes to renovating. Shows like The Block and The Renovators are designed to win ratings - not profits and last Sunday’s auction on The Block is proof!

We at Urban Trend Construction promote the idea of a Master Plan. This Master Plan takes into account your internal living space and also your external living space. This Master Plan will address all the reasons for your renovation including:
• The flow of your home - are the main living areas positioned for the best aspect of your home
• The existing floor plan of your home - are the bedrooms private or are they positioned near noisy kitchens or media rooms
• Your changing family needs over time - will your current layout be the best use of space as your family grows
• How you want to live - do you want to spend time outside / entertaining / cooking

Using the Master Plan concept in conjunction with consultation with a Builder during your planning stage will help overcome the most common pitfalls that are associated with renovations; those being:
• Overcapitalising on your property
• Budget blowouts
• Time schedule delays

So to all the Block -a-holics out there. While style, colour and texture are important in making your house a home. A Master Planned home renovation will address what should be your build priorities, those being, designing a renovation that reflects your family’s lifestyle and meets your budget.
